Home buyers and sellers that have kids living at home under the age of 18 (school age) have unique needs when buying or selling a home.
Buyers - the most outright difference with home buyers that have children under 18 years and those that do not is the influence of the neighborhood and the quality of the schools and a neighborhood by convenience to schools. Half of the buyers with children said finding the right home was the most difficult part of the process. Most of the buyers with children purchased a single family detached home with a minimum of 2,100 sq ft in size with 4 bedrooms and 2 bathrooms.
Sellers - Urgency of the sale was more important to sellers with children. Main reasons for selling is the previous home is too small, job relocation or a change in family situation. Sellers with and without children found it important to sell their home within a specific timeframe, help and suggestions to fix up their home to sell, and wanted good marketing to get eyes on their home for sale.
