But if you are thinking of selling your home, savvy home sellers obtain a CMA (Comparative Market Analysis). We offer two versions of a CMA (Detailed and Automated) to help homeowners get an idea of a value range of their home.
Our detailed CMA includes hand picked homes that match your homes attributes. We use similar attributes an appraiser might use to zero in on comparable (comps) properties. We search for sold properties last 3-6 months within one half to three quarters of a mile from your home. We use +/- 20% your square footage, similar number of beds and baths, similar lot size and year built. We also look your location and take into account other factors like condition, upgrades, and amenities. We also include current active, contingent and pending properties as well to give you an idea of the current market conditions.
